After the contract is signed, the listing data input starts, this includes collecting data on lot size, zoning, building files from the R.M.O.W., strata plan, measuring rooms, and pulling a title search. After we have received and reviewed the data, along with the photos, it's sent our support staff that process and upload.
That listing file is reviewed by both staff and management to ensure everything is in legal order. Title, in particular, is reviewed looking for any lis pendens, judgements or items that would be cause for concern at closing. In the past year, I have had four different cases of items on title, that needed addressing. It happens, more often than you might think.
Catching these items before there is an accepted offer, guarantees a smooth transaction. In particular, in the case of a divorce or estate dispute, having an agreement prearranged between parties, where at closing, the sale proceeds go into trust ensures no surprises at the completion or no completion.
Every file, whether it's a listing or sale, is reviewed multiple times by the nominee or general management, all so that your transaction is trouble-free.
